Pros
I honestly cannot say enough good things about OwnerRez as both a software and as a company. Having been in business for many years in both the technology and manufacturing realms and now in vacation rental management, I have a real appreciation for quality customer service. The service and technical support offered by this company truly sets the bar for others. I continue to be blown away at the speed and thoroughness of their responses even at late hours, on weekends… you name it!
Now the software – just WOW! OwnerRez has saved our company so much time and energy. From calendar syncing, guest communication, automated emails, an amazing variety of reports, integration with other platforms (VRBO, Airbnb, Booking.com, QuickBooks), etc. – I could not imagine functioning without it. Best of all – the hosted application is fast! In addition, the website hosting gives us an all-in-one solution to be able to see everything that is happening from one place and share that with our customers. It even works on your mobile phone!
I could go on and on – but you get the idea – I love this software and more importantly – the company and service behind it!
Cons
There are too many options? HA! This software does so much that truly complete configuration can take some time - but is that really a con? I can't really think of a con or complaint.

I rent six properties in a remote location in Greece. Each one has some very specific needs in how I manage them. I do the online part and work together with the owner who is on the field and need many specific things from me. With ownerrez a lot of what I used to do in like 5 steps using different softwares now are done in one step. I have a complete picture of my scenario of reservations and finances without doing anything. Before I had to do many entries in different softwares. I am really happy with their customer service too. They are fully committed to us clients and to improving their product. Highly professional and dedicated to excellent quality.
Pros
I has a lot of flexibility for my unique needs as the manager of 6 vacation rentals in Greece. Basically everything I had needed so far I found a work around in OwnerRez. Or the staff helped me to find a solutions. Few things I still need to do outside of it. But my workflow managing my listings and reservations has really become simpler and much much faster.
Cons
It is not as beautiful as other options I’ve used. And it is not as user friendly either. But all other options I’ve used had some critical limitations that I couldn’t work around. For my type of property management I needed some very specific things. Together with the staff at ownerrez, always by email, but efficiently, we almost always found a solution.

When I first signed up, I felt overwhelmed with the vast amount of information available on OR (via video tutorials and help docs). The sheer amount of information made me nervous, but once I worked with Customer Service/ProConnect (Lisa M), all my worries faded and I began to understand the processes much more and my confidence in using the software grew exponentially

In the competitive world of short-term rentals, there are a number of booking sites to be listed on and lots of information to synchronize. OwnerRez allows us to do that all in a single place.
Pros
The OwnerRex software is more powerful and flexible that it appeared at first glance. We quickly found we were able to customize huge portions of it, take advantage of automation to reduce labor, and found many of its functions were actually an EASIER way to perform tasks than on the connected booking sites.
Being a progressive web app, we quickly found that it worked well across all of our mobile platforms as well.
Cons
Many booking platforms have their own proprietary messaging features and do not make them available through APIs. So we still have to login to each service when inquiries or bookings come in, but that is a problem with the booking sites, not OwnerRez.
Reasons for Switching to OwnerRez

Pros
OwnerRez has everything we were looking for in a property management system. From automated emails to accounting, to integrations with Price Lab, VRBO, TripAdvisor and more, this product has the most bang for your buck!
Cons
It's not a con, but there is a LOT to learn. But, customer support is always there to help and they have some great articles too.

It is relatively easy to figure out and they have an extensive library of resources to help you set up. But customer service support is my favourite. Quick and detailed responses with Links showing me how to do things. Had it not been for the customer service support I may not have finished setting up. THANK YOU

When I started in this business, I managed 10 properties and did everything by hand with spreadsheets. I communicated with [SENSITIVE CONTENT HIDDEN] for weeks before making the leap to purchase the software and web hosting. I remember being so afraid to leave what I knew and start with something unfamiliar, even though creating month-end statements were taking up a whole day and organizing each day took way more time than it should. I definitely lost sleep over how to move forward. I also remember telling [SENSITIVE CONTENT HIDDEN] that if this works, I'll yell my satisfaction from the rooftops! Here I am, on the rooftops.
Pros
The biggest positive is the quick and responsive customer support. I often don't have time to go through the forum to see if the answer already exists and will shoot an email over to the help desk. I usually get a reply within an hour or two. If there is an article that will help, they send that too.
My second favorite is the ribbon calendar that I can color code as I need. It is easy to read in the fly which is how I operate on most days. The third favorite thing I use is the daily report so I can easily print the report on the way out the door and have all I need at a glance. Add to these the other helpful components that are really TNTM ("too numerous to mention") such as charts, comparisons, easy listing adjustments, and other tools I will probably never learn to use.... this software is really packed full of what each user needs for their own purposes.
Cons
There isn't anything I like least - although there are tasks of my job that are less appealing than others, such as assigning rates. I am learning how to grasp some of the larger concepts in this area but the software "makes sense" in how the different components of pricing is deployed - rates, seasons, discounts, etc.... Once one creates the greater goals, implementation becomes intuitive. As mentioned before, I have been very fortunate to have help from the developers on how to implement pricing despite the tediousness of the task.

I started with OwnerRez because I wanted reliable calendar syncing as I expanded my business. This has worked perfectly for me & I also love the ‘app’ on my phone, each properly is color coded on the calendar and I love being able to clearly see, even when out & about, which dates are booked by which guest at which property. But even better are the features I did not even realize I was missing:
*Templated communications send automatically with triggers
*API was added in early 2020 mainly because I wanted all the guest info come over automatically so the triggers could work properly, but then VRBO had their crazy year of double damage deposit deductions and not paying hosts for weeks after the guests had stayed. I was eminently grateful that I was collecting the VRBO CCs myself.
*The emails I send through OR allow me to see if the guest has opened them
*The rental agreement is sent automatically via triggers and connects with an e-signature set up that is included in the OR fees I pay, no add on e-sign fees
*I can send an automatic email to AirBnB guests requesting a real email address so I can remain in contact in the future
*There is the ability to see and utilize the AirBnB messaging via OR’s CRM function
*All property set up, photos, listings etc. is done on OR, so one set up goes to VRBO/ABB, and the same with edits, updates, etc. You can set pricing differentials between the sites, but otherwise the pricing updates also goes out automatically

I've been a web developer for over 22 years and focused primarily on the vacation rental sector for 6+ years. I've integrated other solutions into wordpress websites and many solutions are just not mobile accessible enough or not as friendly to smaller vr businesses (focus on 50+ properties customers) and have sub par support and documentation. Some just don't work at all as advertised.
OwnerRez is now my favorite solution provider to work with after trying a bunch. They always have my back and I know my clients will all be treated golden. I sure wish more companies were like this!
Pros
I have not once heard a complaint from clients about this product, in fact all are well-pleased with it and how it integrates (totally mobile!) with the wordpress genesis websites we build and customize.
The documentation and support that OwnerRez provides is second-to-none and certainly not found with other solutions that are reasonably priced. In fact, many companies that provide these tools for a lot higher cost have terrible documentation and support. This not only makes my job much easier but also helps my clients.
Cons
Some clients want features that OwnerRez does not yet have. I find that it's not only the perfect entry product for new VR owners/managers but like every solutions, it can have limitations. But they are always shifting and adding new things so doing a good job keeping up with the listing site/industry changes.

Pros
The use of OwnerRez has streamlined my business in a way I could not have imagined. I no longer have concerns of double bookings, connecting with guests or collecting payments. I have saved so much time, work and simplified my business. Their customer service is outstanding. When I have a question, they are there to lead me. Recently, used their concierge service to add my newest property. I cannot express the level of personal care, value and education I received. I highly recommend using this service when starting OwnerRez or adding a property.

There is much to learn as this is an in depth software. OwnerRez offers a concierge service to get you started. This is well worth the minimal cost and you will feel like a "pro".

I've covered a lot in the other areas, but they really are fantastic. I'm only about a month into working with them and I have an entire booking engine up and relatively smoothed out in every major way. Let me tell you... as someone who has worked in tech for a long time... that is not usually the case with something this detailed... I'm not a plug-and-play kind of operator either. I like to maximize the features available, so this is coming from a person who stress-tests systems.
Pros
Their customer service is SECOND TO NONE in my experience. They have direct API integration to all the major channels, tutorials for everything you need to build out your own site, API partnerships with tons of great 3rd party services and seem very open to integration with more if requested. Rolling out new technologies and upgrades constantly... This is the team I want to be on. Interactive and supportive.
Cons
Since their focus seems to be vigorously on functionality, 3rd party inclusion/API syncing, and constant growth within their own custom system, I would say the one issue they have is that while they focus on FUNCTION, they're less bothered by FASHION. Everything works beautifully (in my experience) but not a lot of the action behind the hood is sexy. It's like PC vs Mac. But I will take function over UI any day.

This is of interest to those homeowner who reply to their own inquiries.
Just come across a website called Owner Reservations. They have an online software that will
(1) Automate your replies to inquiries as long as minimum data set / specific information is contained within the initial inquiry. If not, then email is sent to you to do reply (which is very easy and you can do on your mobile. System will also recognise if their are comments in the inquiry, if present you can set it to auto-reply or leave it for you to do. Content of reply is fully editable.
(2) Sends a rental agreement for guest to sign online.
(3) Automatically collect payments. If initial payment is made via credit card, system will collect balance and security deposit automatically.
(3) Sends reminders for all scheduled payments ie balance and security deposit automatically at a time interval you set. .
(4) Refunds security deposit automatically at a time interval you set. .
(5) Add surcharges ie we charge a cleaning fee if the guests stay less than 7 days. This can be done on the system
(6) Offer discounts for certain times of the year that you can set.
(7) Sends out a receipt automatically.
(8) Different email templates ie one for initial inquiry, one for balance due, one for security deposit due, even one for checklist. The timing of these are all amendable.
(9) Export calenders.
(10) Any replies from guests are sent to you personal / business inbox.
I have tried it out and it is an absolutely fantastic system. It has the potential of saving me a lot of time.
Future additions
(1) Optional extra ie pool heat, BBQ, and crib hire will be optional extras guests can add to the quote immediately prior to paying.
Cost is only <$5 for every booking they take on your behalf. Your own booking are free.
The guys who own the website are very receptive and have sorted out any issues within 24 hours. Really fantastic service.

This is a Swiss Army knife, the most COMPLETE knife as it has everything one needs to excel in short term rentals all in 1 login.
Cons
The UI is a little dated but if you are used to it not a big deal. Many newbies think it looks dated and don't look past the features to give it a chance. It has been around a WHILE, they know what users need and supply functionality over aesthetics.

For the past year, we've been using OwnerRez and are super impressed with this outstanding tool for managing all of the details for our bookings. Their customer service it top notch and always very quick to respond to our questions or concerns. We highly recommend OwnerRez and are thankful we found them!
Pros
The OwnerRez tool is a HUGE time saver for us to automate, track and communicate with all our guests, both direct bookings and OTA bookings. We especially love how well it keeps our availability calendar synced across the four different OTA websites that we use to market our vacation rental home. We also love the reusable e-mail templates that make it easy to automate our guest communications while using fields to still personalize the content of the e-mails.
